In 2026, the residential real estate market in Ukraine underwent dramatic changes. A more important factor when choosing housing was not only its exterior design and stylish interior, but also the ability of the house to cope with modern requirements. The main question that worries buyers: will the building be able to withstand the load of modern life.<\/p>\n
Experts warn that housing in houses that are over 15 years old can turn from a comfortable nest into a constant source of problems – from cold batteries to systematic accidents in the entrances.<\/p>\n
According to real estate market analyst Victoria Bereshchak, it is important to pay attention not to the cosmetic appearance, but to the internal structure of the building. It is best to buy apartments in houses built no more than 10-15 years ago, since significant wear and tear of engineering systems begins at this age.<\/p>\n
Problems are most often hidden not on the surface – in the form of cracks or damage to facades, but inside and underground. Modern electrical appliances and heating systems require much more energy than old communications can provide. Even in the case of excellent repairs, new residents still remain dependent on outdated pipes and communications, which can cause frequent accidents, water or electricity outages.<\/p>\n
Another important topic is energy efficiency. Up to 70% of heat loss can occur in old houses, which leads to low efficiency of heating systems and increased utility costs. In fact, you may pay more, and the apartment will still be cold.<\/p>\n
Also, new buildings cannot always be the solution to the problem. They are often connected to old communications that are not ready for increased loads. Cities do not have time to modernize their infrastructure, and as a result, new problems haunt new houses.<\/p>\n
Before buying, it is worth assessing not only the apartment, but also the general condition of the house and the area. Pay attention to aspects such as the frequency of accidents, the number of new developments in the area, and the temperature in the entrance in winter. If the entrance is cold, this may indicate that the building\u2019s insulation is not effective, and therefore higher heating bills.<\/p>\n
