Real estate without deception: analysis of apartment prices in the regions

The housing market in Ukraine is starting to recover after the difficult years associated with the war. The decline in demand, the increase in prices for construction materials, and the suspension of construction have left their mark, but stabilization is expected by 2025.

This information is provided by Ukrainian lawyer and real estate expert Taras Lylyk.

According to the specialist, one of the key indicators of the market recovery is the growth in prices for renting and selling one-room apartments. This type of housing is popular among internally displaced persons, young families, students, and those who are just starting their independent lives.

Over the past 12 months, the average increase in the cost of renting one-room apartments in Ukraine was about 10%. The highest prices are observed in Kyiv and Uzhhorod – 19,000 UAH per month, followed by Lviv – 17,000 UAH, Ivano-Frankivsk – 15,000 UAH, and Lutsk – 14,000 UAH.

This growth can be attributed to several factors: the relative stability of the situation in these regions, the demand for housing, the decrease in supply, and the shift in tenants’ needs, who are now increasingly seeking housing for more extended periods.

As for the primary market, there is also an increase in prices. The most expensive square meters in Ukraine depend on cities such as Lviv, Kyiv, and Odesa, with a forecast of price growth of 8–12% in 2025, depending on the region.

Significant reasons for this growth include the increase in the cost of construction materials, the reduction of budget housing, and the growing interest in comfortable and energy-efficient housing. Developers are focusing on the premium and middle segments with higher profitability and lower risks.

In the secondary market, the dynamics of price growth are slower, but also remain stable. The cost of housing is increasing gradually, but demand remains at a stable level, especially in large cities with developed infrastructure.

Over the past year, the rise in the price of housing in new buildings in Kyiv has continued, reaching record prices — sometimes over 67 thousand UAH per square meter.
